In Kerala, the planning authorities took a different line than that followed in the metro cities, keeping in mind the various constraints and the future problems that may arise at the most inopportune moment. In Trivandrum, the elite colonies were densely concentrated in the western and northwestern parts of the city. A dense transport network and proximity to the sea shore resulted in this sectoral distribution of the elite colonies. The western sector is also now witnessing the proliferation of super and high status elite colonies. This area is preferred mostly by the elites among the middle class.
Thus, a definite locational pattern emerges from the sectoral analysis of the elite colonies in both the cities. Certain sectors having locational advantages have higher preference over other areas. Real Estate in Kerala and especially that in Trivandrum has appreciated phenomenally in all the prominent areas that have witnessed systematic planned urban developments. When analyzing the sector wise land appreciation process, it is worth mentioning that more and more sectors are now being added to the elite club in all the districts with each passing year. This is due to the continuous march of the urbanization process into the rural areas.
